On National Real Estate Agent Day, we spoke with Dr. Michelle Fleitas, academic coordinator of the Real Estate Agent program offered by the School of Architecture.

What would you say is the significance of this profession?

This profession is important because it adapts to the pace of the construction industry and the real estate market. It requires thorough preparation, as it involves working closely with other professionals and providing advice to clients.

In addition, the real estate market is currently experiencing a boom due to a sustained year of transactions. At the regional level, there are uncertainties that are leading foreigners to seek out real estate investments in Uruguay as a safe haven for their assets.

Why is investing in real estate still attractive?

Because of the security and the long-standing tradition of investing in real estate in Uruguay. Unlike in other countries, here you can invest in actual properties and generate a steady income through rent. Investing in this sector offers opportunities and is attractive to developers and a wide range of people, not just real estate agents.

In addition, Uruguay offers legal certainty and clear regulations, which attract foreign investors. The Promoted Housing Act has encouraged investment in outlying areas, leading to growth and demographic changes in some neighborhoods.

How important is ongoing training in this field?

It is important to recognize the role of real estate agents and ensure they receive training in all areas of the business. Universidad ORT Uruguay a short-term program in Real Estate Brokerage designed to produce graduates who are well-versed in the fundamentals of the real estate business, including appraisals, architecture, law, negotiation, and marketing. Real estate agents must stay abreast of technological advancements to avoid falling behind.
